The duration of an electrical safety certificate, or EICR, varies based on the type of property it covers:
Electrical certificates are mandatory for private rental properties, as per the “Electrical Safety Standards in the Private Rented Sector” legislation passed in 2020. All landlords were required to comply with these regulations by the end of April 2021 and must provide an EICR to their tenants and local housing authorities. Prior to this, only tenants of houses with multiple occupations (HMO) were legally obligated to have an electrical certificate. These regulations are part of the government’s commitment to enhancing safety in rental spaces, akin to Gas Safe regulations that were already in place.
As a tenant, you have the right to request an EICR from your landlord that is no older than five years. This applies to new tenants, those who haven’t received an electrical safety certificate, or those with expired certificates. Given the wear and tear that can affect electrical installations, it’s always prudent to ensure the safety of your family. When considering rental spaces, ensure that each property you evaluate possesses an up-to-date electrical certificate, as housing regulations prohibit moving into a space without a valid EICR.

In light of the 2021 legislation regarding electrical safety in England, most letting agents advise their clients to request an EICR certificate before committing to rent a property. Failing to provide an EICR report can result in your property remaining vacant for extended periods, costing you money.
